Air quality in York Region
- 400 & 404 corridors
- Highway 407 & Highway 7
- Suburban construction
- Oak Ridges Moraine pollen
- Holland Marsh farm dust
- Wildfire smoke
York Region runs from Steeles Avenue all the way north to Lake Simcoe, and its air changes a lot along the way. The southern municipalities – Vaughan, Markham and Richmond Hill – are crossed by Highways 400, 404, 407 and 427 and the busy Highway 7 corridor. Industrial areas in Concord and along the 400, a major rail yard in Vaughan, and constant commuter traffic all add exhaust and fine road dust, while new downtowns at the Vaughan Metropolitan Centre, Richmond Hill Centre and Markham Centre bring years of high-rise construction.
Across the middle of the region, the Oak Ridges Moraine forms a band of forest, wetland and kettle lakes through King, Richmond Hill, Aurora and Whitchurch-Stouffville. It is one of the region's best natural features, and also a big source of spring tree pollen, summer grasses and late-summer ragweed. Rapid growth in Aurora, Newmarket, East Gwillimbury and Stouffville means new subdivisions and the construction dust that comes with them.
Further north, the Holland Marsh in King Township is one of Ontario's most productive vegetable-growing areas, and its dark, fine soil can blow on dry, windy days. Georgina and the Lake Simcoe shoreline have cottages, older homes and wood-burning stoves that add smoke on cold nights. And like the rest of southern Ontario, York Region has seen several summers of wildfire smoke drifting down from the north. A good pleated filter in your furnace or air handler is the easiest way to keep all of this out of your home.
York Region climate, homes & HVAC systems
York Region is colder and snowier than the Lake Ontario shoreline, and the difference grows the further north you go. Vaughan and Markham have a typical inland GTA climate, while Aurora, Newmarket and the moraine communities see more snow and longer heating seasons, and the Lake Simcoe shore can get lake-effect flurries. Furnaces run from October or November through March or April, and central air carries homes through humid summers.
Housing is overwhelmingly detached and semi-detached suburban homes built from the 1970s onward, many with high-efficiency furnaces and 4- or 5-inch media cabinets; larger homes in Vaughan, Richmond Hill and King often have two furnaces. Older homes in Unionville, Newmarket's Main Street area and Aurora's heritage streets may use 1-inch filters or odd sizes. Condo towers along Yonge Street and Highway 7 use fan coils and heat pumps, and rural King, Whitchurch-Stouffville and Georgina still have propane and oil furnaces, wood stoves and seasonal cottages.
MERV 11 for most York Region homes, MERV 13 for allergies & smoke
MERV 11 is the best all-round choice for York Region's mix of construction dust, moraine pollen and pet dander. Choose MERV 13 for asthma, severe allergies, wood-stove homes and wildfire smoke days – in a 4-inch or 5-inch depth if your furnace has a media cabinet.

- Spring: Fit a new filter in April before the moraine's tree pollen season gets going.
- Summer: Check monthly through long AC stretches and keep a spare MERV 13 for smoke days.
- Fall: Change filters before heating season – northern York Region turns cold weeks earlier.
- Winter: Check monthly in January and February, and more often if you burn wood.
Which MERV rating is right for your York Region home?
MERV (Minimum Efficiency Reporting Value) measures how well a filter captures particles of different sizes under the ASHRAE 52.2 test standard. Higher numbers catch smaller particles. Most residential furnaces in Canada run well on MERV 8 to MERV 13 – here is how to choose:
| Rating | What it captures | Best for |
|---|---|---|
| MERV 8 | Dust, lint, pollen, mould spores and larger particles (3–10 microns) | Budget-friendly everyday protection, rental units, new-build dust |
| MERV 11 | Everything MERV 8 does plus pet dander, fine dust and some smoke (1–3 microns) | Most family homes, pets, seasonal allergies |
| MERV 13 | Fine particles down to 0.3–1 micron, including much of the PM2.5 in wildfire smoke | Asthma, allergies, wildfire smoke, newborns and seniors |
Not sure? Read our complete MERV rating guide. If you are moving up to MERV 13 on an older furnace, a deeper 2-inch or 4-inch filter keeps airflow healthy.
Popular furnace filter sizes in York Region
These sizes cover most York Region furnaces. Two-furnace homes often use two different sizes, and condo fan coils, older farmhouses and cottages may need special sizes – which we make to order.
How often to change your furnace filter in York Region
| Filter depth | Typical home | Pets, allergies or smoke |
|---|---|---|
| 1-inch | Every 1–3 months | Every 30–45 days |
| 2-inch | Every 3–4 months | Every 2 months |
| 4-inch | Every 6–9 months | Every 4–6 months |
| 5-inch | Every 9–12 months | Every 6 months |
Across York Region, check filters monthly during heating and cooling peaks, and more often if you live beside new construction, a farm field or a busy highway. See the full filter changing guide.

Free local delivery covers addresses within 60 km of our Brampton facility, which includes most of York Region. Choose “Free GTA Delivery” at checkout if it appears for your address; otherwise Ontario's flat rate applies.
What MERV rating is best for York Region homes?
MERV 11 suits most homes. Choose MERV 13 for asthma, allergies, wood stoves or wildfire smoke, ideally in a 4- or 5-inch filter if your furnace has a media cabinet.
My house has two furnaces – how should I handle filters?
Check the size on each filter, since upper and lower furnaces often differ, and change them on the same day so neither gets forgotten.
Is pollen worse near the Oak Ridges Moraine?
Homes near the moraine's forests and wetlands in King, Richmond Hill, Aurora and Stouffville often see heavier tree and grass pollen. A fresh MERV 11 or 13 filter at the start of the season helps.
Do you supply filters for cottages on Lake Simcoe?
Yes. Cottages and older homes in Georgina often use standard sizes, but if yours is unusual we can build a special size. Consider MERV 13 if you heat with wood.
